A clear and accessible process for purchasing property, with the option to obtain residence and use the asset without unnecessary bureaucracy
Buying property in Montenegro is relatively straightforward. The transaction process is transparent, the steps are clearly defined, and the entire purchase can be completed remotely through a power of attorney. This allows investors to enter the market without complex approvals or unnecessary administrative barriers.
Property ownership can serve as a basis for obtaining temporary residence and, subject to meeting certain conditions, may lead to permanent residency. Under the current legal framework, eligibility for residence based on property ownership requires a minimum property value of 150,000 euros. Importantly, this threshold is determined not by the contract price, but by the value assessed by the tax authority, which forms the basis for taxation.
The property can be used immediately after purchase, whether for personal use, holidays, or rental income. This provides flexibility, allowing owners to live in the country, visit when needed, or build a rental model without the requirement for permanent presence.
