The land plot is located in an exclusive area of Reževići, on the Budva Riviera. This is one of the most beautiful and scenic locations between Petrovac and Sveti Stefan, with natural surroundings, sea views and quick access to the coast. Nearby is Drobni Pijesak beach, a small bay with clear emerald water, light pebbles and rocky edges. The beach is located below the main road between Sveti Stefan and Petrovac and was included by The Guardian in its list of the 40 best beaches in Europe. The newspaper highlighted its secluded setting, emerald-coloured water, surrounding mountain landscape and beach restaurants serving Montenegrin cuisine.
The land has not yet been urbanized and is awaiting the updated DUP, the Detailed Urban Plan for Budva, which is expected to be adopted soon and should allow villa construction in this area. According to the project concept, the plot can accommodate up to 6 cascading villas with swimming pools, terraces and parking. This type of development works well with the natural slope of Reževići: the villas can be arranged along the terrain, preserving privacy and open views of the sea, the bay and the mountains. The total land area is 2,020 m2. The plot is privately owned, with no registered encumbrances or restrictions.
The main investment logic is to enter the project at an early stage, before urbanization. Once the planning parameters are approved under the DUP or relevant planning document for the Budva Riviera, the plot is expected to move into the category of construction land. In locations like this, that usually leads to a significant increase in value: the potential benchmark is a 2-4x rise, depending on the approved building parameters. The market price for modern villas in this segment starts from around EUR 5,000 per m2 and higher.
